Self Catering Terms & Conditions

Rental Period

2night minimum booking (except at Christmas and New Year) commencing at 4pm on day of arrival and terminates at 10.30am on day of departure. The property is let for holiday purposes or shortstay lets for those on working contracts in Cairngorms Scotland, Speyside areas and only to the persons named on the booking form.

Heating

Ample fuel (supply of Wood Pellets) is made available for the duration of your stay with full instructions for use of Woodpellet Stove. In the unlikely event of you exceeding this allowance additional fuel (10kg bags of wood pellets) can be purchased on site for £3.60 per bag.

Cancellations

Any cancellation made by the client for whatever reason shall be in writing and addressed to Douglas & Claire MacKenzie at the address at the bottom of the Booking Form.

The Owners will seek to re-let the property for the period of hire. If successful in doing so, a refund will be made for the period successfully re-let less deposit. If not, then all monies paid by the client shall be forfeited. Should the cancellation occur less than 6 weeks prior to hire then all monies paid by the client shall be forfeited and no refund will be made available. We will in all cases seek to assist all parties.

Clients are strongly advised to take out a Holiday Cancellation Insurance Policy.

House Keeping for Rentals 10nights or more

There is a charge each week (7nights) of £60.00 to cover this service.

We cater for working parties on a regular basis where working hours do not always allow for more than bare essentials. We provide weekly housekeeping taking care of bins, recycling, refreshing bed linen. towels, hovering and general housework. This is now mandatory for all rentals of 10days or more. The charged each week (7nights) of £60.00 to cover this service must be paid on arrival. Your Housekeeping Bond is hence secure. Should the service not be taken all monies paid by the client as a Good housekeeping Bond shall be forfeited should the house not be return 'as found on arrival'. We will in all cases seek to assist all parties.

Clients are strongly advised to accept this service.

Number of people using the property.

The number of persons occupying the property must not exceed the maximum stipulated and identified on the booking form.

We reserve the right to refuse entry to the entire party if this condition is not observed.

Complaints

Should there be cause for complaint during the occupation of the property it must be notified (please see House Folder for Contact Details), and in writing to Douglas & Claire MacKenzie, Owners of Ardconon Tulach Ard House.

Breakages/Damage

The client is legally bound to reimburse Owners of Ardconon Tulach Ard House for replacement, repair or extra cleaning costs on demand.

Tulach Ard House is well cared for and managed on a weekly/daily basis so all breakages & damages will be seen. Any missing items must be paid for in full.

Loss of House or Room Keys: Charge of £50 per Key will apply.

Care of Property

The client shall take all responsibility and proper care of the property. Its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair and condition at the end of the rental period as at the beginning.

Pets

We regret that we are unable to accommodate pets within the property.

Smoking

No smoking is allowed inside the property.

Liability

The Owners, their employees and agents shall not be under any liability to the client or any third parties for any loss or damage arising from the breach of contract, negligence, misrepresentation or otherwise.

Warranties

The Owners do not warrant and are not responsible for the accuracy of any verbal information given or statements made by its employees or agents.

Injury, Loss or Damage

The use of the property and its equipment is entirely at the Client's risk and no responsibility can be accepted by the Owners for injury to the Client or a member of his or her party, nor for injury, loss or damage to their belongings, including motor vehicles.

Right of Entry

The Owners, their employees and agents shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out essential repairs or maintenance.
